- Make Decision to Sell -- We're happy to assist you before you've made the decision to sell by
estimating your home's worth in today's ever-changing market and, if appropriate, establishing a
comfortable price range for your next home and showing you some to help you get started in the
search for your next home.
- Determine an Asking Price -- Interpreting all the recent past pricing data and allowing for property
variations and current trends is an art, or science perhaps, where experience helps along with knowledge
of where the market is NOW and where it's heading. We try to get the best possible price for our clients,
even if that means we're sticking our necks out at times and having even our own sellers (and neighbors)
think we're a little "out there", until the contract comes in! (We enjoy this!) Yet we've walked away from
some overzealous sellers who were more "unrealistic" than us!
- Complete the Listing Agreement -- The industry is paperwork heavy, yet we try to do a thorough job of it
because it helps encourage would-be buyers to proceed! The listing paperwork includes a detailed list of
items that convey; a four-page Maryland Disclosure or Disclaimer form, a six-page Montgomery County
Regulations, Easements, and Assessments (REA) Form; a federal lead-based paint disclosure; and agency
disclosures in addition to the actual listing agreement!
- Check Condition of Your Home -- Make necessary or helpful repairs/upgrades; spiff up! More and more sellers
are now able to sell their homes in as-is condition due to the strong sellers' market!
- Put Your Home on the Market -- Place a sign in front of your property; put on a lockbox for ease of access, if
desired; and place your home in the multiple listing service with a photo spread, if appropriate.
- Develop a Brochure -- A customized brochure for your home with one or more pictures and
highlighting special features and any updates in recent years.
- Provide Internet Exposure -- Upload your features and pictures to several internet sites, including
Realtor.com, and this
-- We advertise our open houses in The Washington Post,
on the multiple listing information (MRIS), and at the various web sites.
- Contract Presentation -- We analyze the proposed contract for contingencies including financing,
inspections in general and for radon and lead-based paint; we advise our sellers whether or not to accept,
reject, or change the proposed contract; and we advise our sellers on negotiating for the best price and
terms (e.g., flexibility on moving date, or as-is condition).
- Contract Acceptance -- Sometimes there are a few rounds of changes made to the proposed contract
by both parties before it is fully agreed to and ratified.
- Inspections: Home, Radon, Lead-Based Paint, and
Termites -- These sometimes create new rounds of
negotiating between our sellers and another agent's buyers. There are several ways we can help
minimize or even preempt this often frustrating Round 2 of negotiations that can occur within the first 2
weeks after contract ratification. We're happy to share this with prospective clients!

- Final Walkthrough
-- Occurs just before settlement and after settlement
once the home is vacated if that does not occur before settlement. Walkthroughs occur for the buyer
to check that any repairs that might have been agreed to were made, conveyance items were left behind
(e.g., refrigerator), and that the property is in the same shape as on the day the contract was ratified.
